Standard Single-Layer Partitions (White Board)
The default specification is 12.5 mm board fixed to both faces of a galvanised steel stud frame. Board is also produced in 9.5 mm, which is lighter and used mainly for linings and curved work rather than full-height partitions. How a Gypsum Partition Is Actually Built
The performance of a finished gypsum partition — acoustic, fire and structural — is decided almost entirely by the build sequence and framing discipline, not by the board brand.
Framing and Stud Centres
Galvanised steel tracks are fixed to the floor slab and to the soffit above, and vertical studs are seated into them. Stud centres follow the system:
- 600 mm centres — standard spacing for single-layer, non-loadbearing partitions in dry areas.
- 400 mm centres — used for double-layer, acoustic and fire-rated systems, which carry more weight and need the additional stiffness.
Stud gauge and section are selected against partition height. A stud that is adequate at 2.7 m is not automatically adequate on a 4 m double-height run, and that mismatch is a routine source of deflection cracking in lobby and atrium walls.
Boarding and Jointing
Boards are fixed to both faces, and on double-layer systems the joints in the second layer are staggered against the first so no seam runs continuously through the wall — a continuous seam is a weak line for both sound and fire. Material Take-Off
Estimators size the board order from the wall elevation, not the room:
- Net area = (length × height) − door and window openings
- Boards required = (net area ÷ board area) × sides × layers × 1.10

The column that matters most is the third one. A fire rating is a property of a whole tested assembly — board type and thickness, layer count, stud gauge and centres, insulation, fixing pattern and jointing, all together. It is not something that can be assembled from generic rules of thumb, and the exact build-up for any given wall comes from the system manufacturer’s test certificate as referenced in the approved drawings. Three points follow from that:
- No substitutions. Standard white board in a rated wall voids the rating outright, whatever else was done correctly.
- Firestopping is not optional. Every conduit, duct, cable tray and pipe crossing a rated partition must be sealed with approved firestopping — sealant, collar or wrap as appropriate. One unsealed penetration voids the assembly, and the wall fails inspection despite being built correctly in every other respect.
- Drawings must be wall-specific. Consultant and Civil Defence approval drawings identify the wall type and rating for each individual wall on the layout. A partition schedule that says “fire-rated as required” is not an approvable document.
Acoustic Performance: Why Most Office Partitions Disappoint
The most common complaint about a newly completed Dubai office is that the meeting rooms leak sound. Gypsum partition systems are usually blamed for it. Almost always the wall itself is not the problem.
- 30–35 dB — a standard single-layer partition. Visually separate, acoustically transparent to normal conversation. Fine for general office, wrong for anything confidential.
- 50 dB and above — double-layer boarding over studs at 400 mm centres with mineral wool infill. This is the point at which speech next door stops being intelligible, and it is the realistic minimum for boardrooms, HR rooms and consulting rooms.
The Flanking Path
Even a correctly built 50 dB partition underperforms if it stops at the suspended ceiling. Sound passes through lightweight ceiling tiles, travels over the head of the partition through the open ceiling plenum, and drops into the adjacent room — the partition is bypassed rather than penetrated. Acoustic separation therefore requires the partition to run full height, through the ceiling void, and to be sealed against the underside of the slab above, with the same attention given to door seals and to any duct or cable tray crossing the head. This detail costs very little at construction stage and is effectively impossible to retrofit afterwards, which is why it belongs in the design conversation on any office renovation where privacy is a requirement.
Approvals: When a Partition Needs a Permit in Dubai
Partition works that alter layout, escape routes, sprinkler coverage or fire alarm device coverage trigger a Dubai Municipality fit-out permit and a Dubai Civil Defence NOC. In practice that captures most commercial partition work, because a new full-height wall almost inevitably affects at least one of the four.
- Layout and egress. Adding walls changes travel distances and escape routes, which the authority reviews against the code rather than against the previous approved layout.
- Fire and life safety systems. A new partition interrupts sprinkler spray patterns and smoke detector coverage. Heads and devices must be relocated or added so every newly formed room retains compliant coverage — an MEP consequence that is regularly missed at tender stage and then arrives as a variation.
- Documentation. Approval drawings must state wall type, materials and rating for each wall, and the tested-system references must be consistent between the specification, the drawings and what is actually delivered to site.

Six variables account for most of the spread in a gypsum partition quotation:
- Board type and layer count. The step from standard single-layer (AED 80–120/m²) to a double-layer acoustic or fire-rated system (AED 150–220/m²) is the single largest lever in the package.
