Why Studio Design in Dubai Is Different
Dubai has more studio apartments per capita than almost any other global city, yet most of them are designed to a developer standard that prioritises square footage on the plan over actual livability. A 420 sqft studio in JVC or Jumeirah Village Triangle often ships with a kitchen that bleeds into the living area, a bathroom tucked into the corner, and zero built-in storage. The occupant is left to sort out the rest.
What makes studio design here genuinely challenging is the combination of a hot climate (which means air conditioning positions, curtain weights, and heat from kitchen appliances matter far more than in Europe), a rental market where landlords restrict structural modifications, and a resident population that often works from home part of the time. Designing a studio in Dubai that functions as a bedroom, living room, home office, and dining room simultaneously — all within 400–600 sqft — is a real brief, not a theoretical one.
Over the past five years, V Square has worked on studio refurbishments in Business Bay, Dubai Marina, JBR, Arjan, and Downtown. The brief is almost always the same: make it feel bigger, add storage, and don’t spend a fortune doing it.
Studio Apartment Fitout Cost in Dubai 2026
Costs below are for a 400–600 sqft studio. Prices include labour, materials, and basic design fees but exclude furniture unless stated. Permit costs are separate.
| Scope | Cost Range (AED) | What's Included |
|---|---|---|
| Cosmetic refresh | 8,000–18,000 | Repaint walls & ceiling, replace flooring with LVP or ceramic, bathroom re-grout and silicone, light fixture swap |
| Basic fitout | 18,000–30,000 | All of above plus bathroom retile (floor + feature wall), kitchen splash-back, built-in wardrobe (3-door), curtain tracks & blackout lining |
| Mid-range fitout | 30,000–50,000 | Large-format porcelain or engineered wood flooring, custom joinery (wardrobe + TV unit + kitchen island), false ceiling with cove lighting, feature wall cladding, bathroom full retile with niche |
| Premium fitout | 50,000–90,000+ | Marble-effect porcelain, bespoke joinery throughout, concealed A/C ducting, smart lighting (Lutron or equivalent), premium bathroom with freestanding bath or rain shower, kitchen appliance upgrade |
| DM permit (if MEP/structural) | 1,500–4,000 | Permit application, consultant fee, building NOC processing |
| Furniture package (optional) | 15,000–40,000 | Bed frame, mattress, sofa, dining set, TV unit, lighting, soft furnishings |
These figures reflect 2026 Dubai market rates and are consistent with what V Square clients actually pay. Costs vary by building type (free-hold vs. leasehold restrictions), existing condition, and floor height (higher floors sometimes attract a crane or hoist surcharge for large items).
For a broader residential cost comparison, our Dubai apartment interior design cost guide covers 1, 2, and 3-bedroom units with per-square-foot breakdowns.
Layout Strategies That Actually Work
The single biggest mistake in studio design is treating it like a small version of a one-bedroom apartment. It isn’t. The functions are the same but the rules are different. Here are the approaches that V Square’s design team returns to consistently.
Zoning Without Walls
Walls cost money and need DM permits. Zoning without walls uses floor plane changes, ceiling height variation, and furniture placement to define sleeping, living, and dining areas. A platform bed (raised 20–30 cm) sitting on a timber-finish platform already reads as a distinct zone even without a partition. A false ceiling drop over the sleeping area (from 2.7m to 2.4m) achieves the same separation at lower cost than a full partition.
Alternatively, a double-sided bookcase or a 180 cm tall joinery unit acts as a room divider that adds storage on both faces without blocking light or airflow. In several Business Bay studios we’ve used frosted-glass sliding panels that close for privacy and open to borrow light from the main window.
The Kitchen Position
In most Dubai studios the kitchen is a galley strip along one wall. If you can extend it to include a peninsula with knee-height seating, you create a natural dining zone and a visual break between the kitchen and the living area. A peninsula with 2–3 bar stools is the most space-efficient dining solution for a studio; a separate table almost never earns its floor space.
Our kitchen interior design guide covers peninsula planning, cabinet heights, and the typical Dubai kitchen fitout cost if you’re considering a full kitchen upgrade as part of your studio transformation.
Sleeping Zone Priorities
The bed takes up roughly a third of a studio’s floor area. The two options that reclaim floor space without sacrificing comfort are (a) a wall bed (Murphy bed) with a fold-down mechanism, which frees the entire sleeping zone during the day, or (b) a platform bed with integrated drawers that eliminate the need for a separate chest of drawers. In our experience, wall beds are polarising — clients either love the flexibility or never actually fold the bed away. Platform storage beds tend to be the more practical choice for long-term residents.
Whatever you choose, the wardrobe position matters enormously. A three-door built-in wardrobe along the wall opposite the bathroom door, running floor to ceiling, delivers the storage of a walk-in without the footprint penalty. Our bedroom interior design guide covers joinery specifications and wardrobe depths in more detail.
Flooring: The Highest-Impact Decision
In a studio, flooring runs continuously across all zones. Getting this right transforms the perceived size of the space more than any other single material choice.
Large-format porcelain (60×120 cm or 80×80 cm minimum) in a light neutral — off-white, warm greige, or light taupe — is the most reliable choice for creating the illusion of space. The reduced grout lines and the reflective surface both push the walls back visually. Costs start at AED 35–55 per sqft installed.
Engineered wood in a long wide-plank format (at least 12 cm wide, preferably 15 cm+) adds warmth. Most Dubai apartment buildings permit engineered wood with an acoustic underlay. Natural solid wood is often not permitted due to fire regulations. Engineered wood runs AED 45–85 per sqft installed depending on species and brand.
Luxury vinyl plank (LVP) is the budget-efficient solution for studios where the owner is renting and doesn’t want to over-invest. A good quality LVP with a 0.5 mm wear layer installed costs AED 22–35 per sqft and is virtually indistinguishable from real wood to the eye at normal viewing distance. See our 2026 flooring cost guide for a full breakdown by material and brand.
Bathroom Fitout: Small Space, Big Returns
Studio bathrooms in Dubai are almost universally 4–6 sqft in footprint. A good bathroom refresh — new floor tile, feature wall tile, updated fixtures, and a proper niche or recessed shelf — transforms the overall feel of the apartment for AED 8,000–15,000. The mistake most residents make is retiling only the floor. Tiling from floor to ceiling on one wall (typically behind the toilet or shower) turns a functional bathroom into something that reads as designed.
Frameless shower enclosures versus shower curtains: the enclosure costs AED 1,800–3,500 more but makes a 5 sqft bathroom feel dramatically less cluttered. It also photographs better, which matters if you’re renting out the property. Our bathroom fitout cost guide has the full breakdown including fixtures, waterproofing, and DM permit requirements for shower enclosure changes.
Lighting: The Most Underestimated Budget Line
Default Dubai developer studios come with a single ceiling light in each zone. This flat, overhead light makes every room feel like an office corridor. Budget AED 3,000–7,000 for a proper lighting plan that includes:
- Warm LED downlights (2700K–3000K) on a dimmer circuit for the living/sleeping zone
- Task lighting under kitchen cabinets
- A reading lamp position beside the bed (wall-mounted saves the bedside table surface)
- Indirect cove or wall-wash lighting if you have a false ceiling
- Bathroom mirror lighting (back-lit mirror or side-mounted bar lights)
Smart switches (Sonoff, Shelly, or similar) can be retrofitted into existing switch boxes for AED 80–150 per switch and turn a basic lighting setup into a smart-home system without a full MEP rework.
DM Permit Requirements for Studio Renovations
Understanding what needs a permit saves you time, money, and the risk of a stop-work order.
No permit required: Painting, flooring replacement (like-for-like), fixture replacement (same position), furniture changes, curtains, soft furnishings, and cosmetic joinery that is freestanding or surface-mounted.
Permit required from Dubai Municipality (DM): Any modification to structural elements (walls, columns, slabs), relocation of plumbing points, new MEP connections, installation of a gas line, addition or removal of a partition wall, and changes to the A/C ducting layout. Before any permitted work begins you also need a fit-out NOC from your building management or developer.
The permit application fee is typically AED 1,500–2,500 plus the consulting engineer’s fee. V Square handles the full NOC and permit coordination as part of the fit-out project management service, so clients do not need to navigate the DM portal themselves.
How V Square Approaches a Studio Brief
The first question we ask when a client comes to us with a studio brief is: “What do you actually use the space for in a typical 24-hour period?” The answer shapes every decision. A client who works from home three days a week needs a proper desk zone that can be screened from the bed. A client who travels frequently and primarily uses the studio for short stays has completely different priorities around ease of maintenance and security of storage.
Our process: initial consultation (30 min, free of charge) → measured survey → two concept layout options with 3D renders → material selection walkthrough → final design sign-off → permit coordination if required → site works → snagging and handover. Typical elapsed time for a studio: 5–7 weeks from sign-off to move-in.
With 500+ completed projects across the UAE, the team has handled studios in every major Dubai cluster — JBR, Business Bay, DIFC, Downtown, Arjan, JVC, and Dubai Marina — and understands the building-specific rules and NOC processes for the main developers including Emaar, Damac, Nakheel, and Meraas.

Frequently Asked Questions
How much does studio apartment interior design cost in Dubai?
A basic studio fitout in Dubai costs AED 18,000–30,000, covering painting, vinyl or laminate flooring, bathroom tiling, a kitchen splash-back, and ready-made furniture. Mid-range finishes (engineered wood, custom joinery, feature wall, fitted wardrobes) run AED 30,000–50,000. A premium studio with marble-look porcelain, bespoke cabinetry, indirect lighting, and smart-home controls typically costs AED 50,000–90,000 or more.
Do I need a DM permit to renovate a studio apartment in Dubai?
Cosmetic works such as painting, flooring replacement, and furniture installation do not require a Dubai Municipality (DM) permit. However, structural changes, plumbing relocation, partition walls, or MEP modifications require a DM permit and a building fit-out NOC from your developer or building management before work begins.
What is the best layout for a Dubai studio apartment?
The open-plan layout with a zoning strategy works best. Use a platform bed or a partial joinery divider to define the sleeping zone. Place the dining area under the window and use a kitchen peninsula instead of an island. Built-in floor-to-ceiling wardrobes along one wall and curtain tracks to screen the sleeping area at night are the most space-efficient approaches for studios under 500 sqft.
How long does a studio apartment fitout take in Dubai?
A cosmetic refresh (paint, flooring, bathroom retile) takes 10–15 working days. A full fitout with custom joinery, false ceiling, and MEP modifications takes 4–8 weeks, including 1–2 weeks for permit approvals. V Square typically delivers complete studio transformations in 5–7 weeks from design sign-off to handover.
What flooring works best in a small studio apartment in Dubai?
Large-format porcelain tiles (60×120 cm or 80×80 cm) in light neutrals make a small studio feel larger by reducing grout lines. Engineered wood in a long-plank format adds warmth. Luxury vinyl plank (LVP) is the budget-friendly option with good durability, water resistance, and a natural wood appearance suitable for open-plan studio spaces.
